PROPERTY SEARCH AND VIEWING PROCESS

1. To ensure we fully understand your requirements, we will make contact with you for a free initial consultation to capture your brief. Kindly complete the form below and we will contact you within 48 hours to define your requirements further. The “Brief” will be confirmed in writing and should be returned to Quercus with your acceptance. We will then agree on the date when the Property Search process will begin.

This information will be used to contact and communicate with you and included in the database of Quercus Entreprise EURL. In accordance with the French Data Processing Law and Freedoms Act (Loi relative à l’informatique, aux fichiers et aux libertés article no. 34 Law N78-17) of 6 th January 1978, You have a right of access, modification and correction relative to the data concerning You as well as the right of deletion.

2. To save you time and unnecessary travel expense, we will research properties according to your brief. We will view these properties and send digital photos and/or virtual visit film along with a detailed description to narrow down the selection. Such descriptions and pictures will be illustrative only and have no contractual value.

We will work with you to draw up a shortlist of suitable properties, and arrange for you to see them as soon as possible.

3. We will organise a viewing schedule for you to visit the properties selected through Estate Agents, ‘Notaires’, private sellers and any other available source. We will send you a detailed itinerary and if you require, assist with arranging travel and accommodation for your visit e.g. B&B, hotel, or gîte.

4. We will personally accompany you on each viewing and assist with any questions, enabling you to have a rapid response to any queries you might have. You will not be passed on to a third party, and in Quercus you will have an unbiased partner to help you save time and money!

PROPERTY BUYING PROCESS

5. Fluent in French we can assist you with the negotiation and making of an offer on the property you have chosen and all paperwork involved with the preliminary contract, the ‘compromis de vente'. We can introduce you to your own ‘notaire’ and, to simplify the bureaucratic complexities of the French legal system, interpret any questions you might have, be they on legal issues or otherwise.

6. We will communicate with you as frequently as necessary to update you on the progress of your purchase.

7. Where required, we can assist you regarding the financing of your property purchase by helping you make contact with banks and professional advisors regarding all aspects of financial planning and fiscal issues connected with your property purchase. We can also assist with translating any paperwork pertaining to it.

8. We can assist you with the signature of the final transaction of sale, the ‘Acte de Vente’ and any corresponding paperwork.

PROPERTY EVOLUTION PROCESS

9. Based in the area, Quercus has contacts with a network of qualified plumbers, electricians, masons, carpenters, roofers and decorators and can assist in providing free estimates from them. We require that all artisans offer the ‘garantie décennale’ - 10 year guarantee - where appropriate. In addition, we can contact and meet with architects and insurance companies and provide estimates from them. We can help with connection of services - water, telephone, electricity and gas - and assist with any planning permission if necessary.

10. With first hand experience, we can assist with overseeing any building and renovation work.

11. We can offer design ideas in keeping with the character of the property and can source products to decorate and furnish your home, directing you to DIY stores, suppliers to the trade, reclamation yards, flea markets, antique fairs etc.

12. Should you require help with medical cover, or any other administrative issue, we can support you.

PROPERTY MAINTENANCE PROCESS

13. For your peace of mind, we can organise a maintenance service for your property: cleaning, heating arrangements, gardening, change-over for rental property and other related tasks within a radius of 40km from Pont Audemer.

COSTS

Our services are divided into four categories

1: PROPERTY SEARCH AND VIEWING PROCESS (Services #s 1 – 4) - €1 000 + VAT

We will require payment of €500 as a registration fee prior to commencing the Property Search and Viewing Process.

As soon as you send us your instructions we will start the Search Process to find you the perfect property.

30% of the registration fee (€150) is reimbursable in the event that you do not find your home within a period of 6 months

The € 1 000 + VAT also includes the subsequent drawing up of a shortlist of properties and on-site viewing visits with you.

The balance of € 500 is due before your viewing visit.  

2: PROPERTY BUYING PROCESS – administrative, legal, financial (Services #s 5 – 8)

Should you require assistance in the Property Buying Process we will invoice you upon signature of the ‘Acte de Vente’ (Final act of sale):

0.75% of the purchase price + VAT up to € 300 000 (excluding notary fees and agency fees where applicable) with a minimum of € 1000 + VAT.

0.5% of the purchase price + VAT over € 300 000 (excluding notary fees and agency fees where applicable)

This cost includes all assistance given by Quercus but does not include any extra professional advice given by a third party such as a lawyer, accountant or administrative advisor.

Any external translation or other services not carried out by Quercus may be billed in addition and will be agreed on prior to entering into the Property Buying Process.

Should you wish to request any of the services in the Property Evolution Process and/or Property Maintenance Process, or extra services not mentioned, we will issue you with a separate contract.

3: PROPERTY EVOLUTION PROCESS (Services #s 9 – 12)

As our customer you will have your own requirements and much will depend on the nature and size of the project. A fee will be agreed with you before we supply any service and a contract issued.
